HVAC, AC Repair & Plumbing in San Diego, CA
Ten years ago, plenty of people in North Park and Normal Heights said they didn't need AC. Then came the September heat waves. Most of the city's classic neighborhoods were built without air conditioning, and we've spent a lot of time adding it to Craftsman bungalows and Spanish Revival homes without wrecking what makes them special. Upfront pricing, same-day availability on most calls.
Modern Comfort for San Diego's Classic Neighborhoods
From the bungalows on the side streets off University Avenue to the canyon-rim homes in Kensington and the condos around Hillcrest, central San Diego has some of the most character-filled housing in California — and some of the least air conditioning. Caspian Air HVAC knows how to cool these homes efficiently and quietly, and how to work around plaster walls, low attics, and HOA rules.
A House Built for 1925 Weather
Most homes in North Park, South Park, Golden Hill, and Normal Heights were built when a wall furnace was all anyone expected. On a typical day that's still fine. But the late-summer heat waves are longer than they used to be, and a bungalow with plaster walls and a low attic soaks up heat all day and holds it all night. Adding full ductwork is often impractical — there's barely room in the attic, and nobody wants to cut into original plaster. Ductless and small-duct mini-splits solve it: small penetrations, quiet operation, and you can cool the bedrooms without running the whole house.
Canyon Lots, Historic Districts, and HOAs
A lot of the homes we work on sit on canyon rims — Switzer Canyon, the canyons below Kensington and Talmadge — where the only place for an outdoor unit is a narrow side yard or a slope. Parts of North Park, South Park, and Mission Hills are historic districts, where owners care about what's visible from the street. And in Hillcrest and the condo buildings around Balboa Park, HOA rules govern roof and balcony equipment. We plan placement and line routing around all of it so the system is effective and discreet.
Neighborhoods We Work In Most
We're regularly in North Park and South Park (92104), Normal Heights and Kensington (92116), Hillcrest and Mission Hills (92103), Golden Hill (92102), City Heights (92105), and University Heights. Older homes here often come with original wall furnaces, cast-iron drains, galvanized supply lines, and electrical panels that need a look before adding a heat pump. We give you a plan in the right order, so you don't pay to do things twice.

Common Questions
For most bungalows and older homes without ductwork, a ductless or small-duct mini-split is the most practical choice. It needs only small openings, avoids cutting into plaster, and lets you cool individual rooms. We check your layout and electrical capacity first.
It doesn’t have to. We place condensers out of street view where possible, route lines along less visible walls, and use paintable covers. In historic districts we can advise on what’s typically acceptable before installation.
Yes. Mini-splits are heat pumps, so they heat and cool. Many homeowners remove the old wall furnace and use the mini-split year-round.
